Why do we call them hybrid lofts? Because they are designed to maximize renewable energy and resources as much as possible. And yes, it’s like the cars… In fact, we have built Forbes Park with the vision of becoming completely energy independent, to be adaptable to future technologies allowing us to replace and update current systems as new ones become more efficient. The systems in place now allow Forbes Park to receive over half its energy needs from renewable resources. Hence, hybrid lofts.

In the first phase of Forbes Park, we have salvaged the beautiful, durable, and historic Building X. This four-story, concrete structure has been converted into sixty-eight live/work hybrid lofts, creatively adapted to meet the needs of a new generation of users.

We have radically re-designed Building X by slicing through the center creating an open air breezeway, bringing fresh air and natural daylight into the heart of the building. As a result, all the hybrid lofts have over-sized windows at both ends to benefit from nature's free resources; sun and wind.

Building X Features

Building X is a solid brick and concrete structure that’s been standing strong for nearly a century. The materials and architecture were ideal for implementing the ancient concepts of passive heating and cooling. By creating the broad central atrium, we have filled each unit with fresh air and sunlight.

  • All units enjoy views of one or more of these unique and beautiful scenes: Chelsea River, Mill Creek, the Canals, and the Boston skyline.
  • Glass-roofed breeze-way with steel sky walk system invites day light and the flow of fresh air.
  • 7,000 sq ft common roof deck is available for gatherings, cooking,and the Boston skyline. dining, and potted gardens.
  • Solid brick and concrete partition walls dampen sound and contribute thermal mass for passive heating.
  • Electric car sharing program for resident use and will be accessible through the private resident website.
  • Rain water recycling system for water-closets reduces cost and waste of fresh water.
  • Underground parking garage below Building X has a shared elevator.
  • Convenient trash and recycling collection located on each floor.
  • New fire alarms and sprinkler systems have been installed throughout the building.

  • Commercial grade stainless-steel, energy-efficient appliances: gas range and oven with hood, dishwasher, disposal, and refrigerator.
  • Custom fabricated, over-sized steel windows and doors welcome volumes of light, heat, and fresh air into the unit.
  • Radiant floor heating evenly and efficiently distributes heat throughout the unit and feels warm on your toes on cold mornings.
  • The passive-heat gain from the thermal-mass construction is a very simple and effective supplemental heat source.
  • The passive-cooling air-flow design of the floor plans eliminates the need for air conditioning.
  • Exposed and responsibly harvested, custom Red Oak and Hickory construction for the kitchen and bath adds wood to the mix of raw, natural materials.
  • Exposed brick and concrete throughout.
  • Sealed concrete floors are durable and easy to maintain with a glass-like finish.
  • The “Forbes Orbs” energy conservation system lets you know when energy is free, cheap, or pricey and allows you to use electricity appropriately.
  • Low-flow dual flush toilets reduce water waste.
  • Front-loading, stackable, and Energy Star rated washer and dryer.
  • Exclusive use of the adjacent deck area is available for seating and potted gardens.

Reservation Form

The reservation form is available for your review. Reservations require a fully refundable 10% deposit of the unit price accompanied by a letter of pre-approval or proof of assets for the remaining 90%.

Background

Building X was constructed in 1923 and designed by notable Boston architecture firm Monks and Johnson. Its concrete construction and mushroom columns capped with pads are typical of the engineering and building innovations of the 1920’s.
