FORBES PARK will be completed in four basic phases. Each phase and their features are designed to enhance the quality of life at Forbes Park from the environmental restoration and energy conservation, to the community-building common areas and commercial spaces. In the end, Forbes Park will be more than just a beautiful and vibrant place to live, work, learn, and play, but also a living model for maintaining a sustainable balance between humans and nature. Phase One
Phase One includes the development of much of the major site infrastructure. The site's energy systems will be created and integrated with the utility company. The bridges, canals, sea walls, Eastern Fields, and the overall site design will really begin to take shape. - Fall 2008
Phase One Features:- Building X with 74 units and common roof deck
- Underground garage parking with elevator
- 24 hour security and concierge office with receiving service
- Central mail pick-up and mailbox center
- Vehicular and pedestrian bridges
- The Eastern Fields and River Walk with creek-side pavilion
- Rain-water catchment canals
- Storm water management canal system with lower tidal canal
- Dock for water service to Aquarium T-stop downtown
- Wind turbine powering much of the site's energy demands.
- Solar array generating even more clean energy

Phase Two
Phase Two will be primarily a residential phase focusing on the Canal Row building and the Mill Creek house. Some small commercial spaces will develop and the education center will be created to accommodate the many student and environmental groups who already frequent the site for tours. - Fall 2009
Phase Two Features:- The Canal Row Lofts with 70 units
- Education Center
- Underground Parking Garage with elevators
- The extension of the rain catchment canals
- Mill Creek House
- Some commercial space created
- Addition of more solar panels
Phase Three
Phase Three includes the creation of the new residential construction, the Finger Lofts and more commercial spaces. This phase is also scheduled to open the new Boiler Room Restaurant and Bar. The rain catchment pools and fields along the southern coast will be complete, as will more of the River walk. - Winter 2010.
Phase Three Features:- New central buildings with over 150 units
- Restaurant and Bar completion (may come sooner, based on demand)
- Observation Decks adjacent to the Boiler House
- Water Taxi Marina (may come sooner, based on demand)
- Commercial spaces along central canal row
- Southern rain catchment pools
- Southern coastal fields and River Walk
- Addition of more solar panels
Phase Four
Finally, Phase Four will see the Harbor Pavilion and western preserve area come to life. Up the windmill, a tall observation deck will rise and a few little shops and greenhouses will live beneath. The broad central meadow will be planted and the final touches will mark the site's completion. - Summer 2011.

The Pre-quell...
Long before Building X was split and the canals were dug, over a year of clean-up took place at Forbes Park to begin it's transformation from an abandoned idustrial site. Deconstruction of uninhabitable buildings took place, the site was cleared of miscellaneous debris, and the sea wall was repaired. Over twenty discharge pipes were removed that once dumped all of the site's untreated storm water and some sanitary waste into the Chelsea River. Many specialists and consultants have come through to help inspire creative development options and guide the clean up and restoration of the neglected environment. - Summer 2005
